Who is AUM?
American Utility Management (AUM) is a third-party billing provider who has contracted with your property to provide utility billing services for the residents. These charges may vary but are typically for water, sewer and trash as set up by your property management office.
How do I contact AUM to answer my utility billing questions?
You can access your AUM account at www.aum-inc.com to make payments, manage your account, view current and past statements and sign up for eStatements or Auto-Pay. You can also contact AUM Customer Service at (866) 520-1245 or by email at customerservicelb@realpage.com if you have additional questions.
How do I set up my account on the AUM website?
You can create a login at www.aum-inc.com by clicking on the “Resident” button at the top of the Home page and then clicking on “Register Now” to set up your login. Please have your latest AUM statement available as you’ll need your account number to set up your login.
I forgot my login password. How do I reset it?
You can access your AUM account at www.aum-inc.com and click “I forgot my username and/or password” in the Log In box and follow the instructions for resetting your password.
What should I do if I am moving out?
Your property will notify AUM automatically regarding your move-out date. The property will also collect any final charges and outstanding AUM monies. {These monies are typically deducted from your security deposit, if applicable.}
Can I call AUM Customer Service and make a payment over the phone?
AUM does not accept payments over the phone.
What resident payment methods does AUM offer?

If you pay the property management office directly (as noted on your AUM statement under “Contacts”), payments are due with rent on the first of each month at the property management office.

If you pay AUM directly (as noted on your AUM statement under “Contacts”), you have multiple payment options including check, money order, credit/debit card payment or Auto-Pay. You can send a check or money order to the payment address located on your statement. Payment via credit or debit card (Visa or MasterCard only) can be completed on our website at www.aum-inc.com which includes a convenience fee. We also offer Auto-Pay service to have your AUM charges deducted directly from your bank account each month. To pay by either credit/debit card or to sign up for Auto-Pay, simply access your account on www.aum-inc.com and select the “Payments” screen.
How do I sign up for Auto-Pay to pay my AUM statement directly from my bank account?
With Auto-Pay service, you can have your AUM charges deducted directly from your bank account each month. To sign up, simply access your account on www.aum-inc.com and select the “Payments” screen and then click on the “Auto-Pay” option. You will then be asked to fill out your banking information. Please continue to pay your AUM charges by other means until your AUM statement confirms that you are on Auto-Pay. If Auto-Pay has been applied to your charges, you will see the following confirmation on your statement: “You are currently set up for Auto-Pay service.”
What is the AUM Admin Charge on my statement?
The AUM Admin Charge is a monthly charge for calculating, processing and managing the property’s utility billing program.
How can I check my balance?
You can view your current balance by accessing your account online at www.aum-inc.com and clicking on the “Statements” screen. You can view past payments by clicking on the “Payments” screen, selecting “View Activity” and choosing the statement date.
Why have my utility costs gone up?
Increases in your utility bill can be caused by several factors including seasonal weather changes, rate increases by utility providers, guests staying in your home, changes in usage habits or water leaks. If you suspect a leak, please promptly report this to your property's maintenance staff. Water conservation tips are available on the AUM website at www.aum-inc.com. Just click on the “Residents” screen and watch for our “Conserve Water and Save Money” helpful hints to scroll at the top.
How are my utility charges calculated?
If your unit is individually metered, you will be billed for what you use. When meters are not installed within each unit, charges are allocated to residents based upon bedroom count, occupant count, square footage or a combination of both. You can contact AUM Customer Service at (866) 520-1245 to inquire about your property’s specific calculation.
What should I do if I didn’t receive a bill this month?

What is the “Vacant Recovery charge” for?
AUM will bill utilities that have not been transferred into a resident’s name. This process is referred to as “Vacant Recovery”. In order to avoid these charges, be sure transfer all utilities into your name as per your lease agreement.
I didn’t pay for utilities at my previous apartment, so why do I pay now?
Previously, utility charges were incorporated with your rent. With AUM’s Resident Billing, your utility charges are now itemized separately. You now have visibility into your utility expenses each month.
How can I sign up for eStatements?
You can go paperless and go green! Get your monthly utility statement faster through email and be able to access your statement from anwhere on any internet device. If you wish to receive a paperless bill via email every month rather than a paper statement mailed by the USPS , simply activate eStatements through your online AUM account. Access your account at www.aum-inc.com and select the “Payments” screen. Click on “Paperless Bill” and follow the instructions to sign up for eStatements.
How do I know if my payment has been applied to my account?
Your can view payments that have been applied to your account by accessing your AUM account online at www.aum-inc.com, selecting the “Payment” screen and choosing “View Activity”.
When should I receive my first statement?
AUM statements are issued monthly and billed one month in arrears. Your first statement will be prorated based upon your move-in date and should be received within 45 days of your move-in date.
Why does my statement date change every month?
Each month your property has a set bill date. If the designated date falls on a weekend, then AUM statements may be issued the Friday before or the Monday after that date. This variance is only for a few days for your community. Please note there are many factors that can affect the billing date, however, AUM strives to keep this date consistent each month.
I am not receiving a bill through email and I signed up for eStatements.
